Summer is traditionally a quieter period for the UK property market, with school holidays, family commitments and overseas travel often causing buyers and sellers to put their plans on hold. This year, however, prolonged hot weather appears to have added to the seasonal slowdown.
A survey of UK estate agents commissioned by GetAgent found that 78% expect property market activity this summer to be below normal holiday-period levels, while only 13% expect a typical summer and 9% anticipate stronger activity.
But a quieter market doesn't necessarily mean a lack of demand.

School holidays naturally affect the property market. Around 64% of estate agents say seller activity usually falls during the summer break, while 58% report fewer buyer enquiries.
The hot weather appears to have added to this trend. An impressive 91% of agents said particularly hot weather had reduced activity locally, with 55% reporting a significant impact.
Property viewings have been particularly affected, with 53% of agents identifying them as the area most impacted.
For many people, spending a hot afternoon travelling between property viewings simply isn't appealing. This doesn't necessarily mean buyers have disappeared — some may simply be waiting until conditions become more favourable.

This makes communication and sales progression particularly important during the summer months.

The current slowdown should not necessarily be viewed negatively.
People are still buying, selling, renting and letting properties. The difference is that activity may be more measured than during busier periods.
