Why having a 1-1 conversation is important for you and your property!

As we get more digital it's easy not to talk to people, get caught up online and even get excited about Online agents - why do you want to talk to someone? Here's why...

Modern life, the internet, online agents. These factors make it so easy for you to rent or sell your property almost entirely without seeing another human being. Whilst being time saving and useful the thought of selling or renting your home based entirely on computer generated statistics, thoughts and calculations should still be a big no.

You need to understand the agent! You want to know their ideas, how they will market the property, what they will do if the interest is low. You want to gauge their knowledge, expertise, and charisma. If they are active in finding you buyers or tenants. Just imagine the scenario; you are selling your home with an agent you have not had a sit down with. They come out and take the photographs as expected, post your property to Rightmove or Zoopla. Then they leave it to sit there for months on end without a phone call or a chat… Oh dear.

Equally the agent needs to understand you! Do you want to be there on viewings, have you any preference on tenants, are you an experienced vendor/landlord, will you need any support etc. If these basic questions are not at least mentioned. Please run off screaming, they are big red flags.

We cannot stress enough that not all estate agents are equal.

Anyway, regardless of the agent’s personality, morals, work ethic or experience; when you purchase a property to rent or to live, it is an investment and Information given by agents such as knowing whether to change the wall-paper, kitchen, bathroom or garden to gain extra funds off the property isn’t built on statistics – its experience. If you could squeeze another £1000 out of the purchaser or £25 a month of the rent of the property, would you?

In conclusion, selling a property is about far more than numbers, statistics, and maths. It is about people, character, story, thoughts, feelings and emotion. It is easy to get caught in a faceless society these days. If you want to talk to a real person – not a robot or a form- get in touch now.
